The four things that go wrong

We advertise the years left, not the years granted

A ninety-nine-year berth with nineteen to run is a nineteen-year berth, and we head the listing that way. Sellers do leave us over it — three did last season, and two came back when nobody offered on the number they had in mind.

The transfer levy is on the listing, not in the small print

Most marinas take a cut of the sale price to approve a new holder, anywhere from nothing to nine per cent, and some take it from the buyer as well. We publish both sides before an offer, which regularly costs us the deal at the price the seller wanted.

We check the berth is not married to the boat

Plenty of berths are granted against a named vessel or a maximum beam, and lapse when she is sold. We withdrew eleven listings last year for exactly that, having already paid for the photography and the title search on all of them.

Dues outlive the tenure, and we say what they are

Annual charges, the dredging levy and the reinstatement clause at the end of a concession are quoted with the asking price. On two Ionian berths the sums made the honest answer a shorter lease elsewhere, and we said so.

What a berth costs to borrow against

Indicative secured lending at 7.4% representative. Lenders will advance against registered title or a long assignable lease; a licence or an annual mooring almost never qualifies, and a concession is usually capped at half its unexpired term.
